How Often Should You Pressure Wash Your House in Louisiana?

The simple schedule for South Louisiana

In much of the country the answer is once every couple of years. In South Louisiana it's more often, because our heat and humidity grow mold, mildew, and algae faster than almost anywhere in the country. As a rule of thumb: soft wash the house exterior about once a year, and clean concrete driveways and sidewalks once or twice a year.

Why Louisiana is harder on your home

Three things stack up here. First, humidity: warm, moist air is the perfect environment for the algae and mildew that streak siding and darken concrete. Second, rain and shade: frequent rain keeps surfaces damp, and anything under tree cover or on the north side of the house dries slowly and grows the green film fastest. Third, pollen and storms: heavy spring pollen coats everything, and hurricane season leaves behind grime and debris every year.

Put together, exterior surfaces in Baton Rouge simply get dirty faster than they would in a drier climate, which is why the national 'every few years' advice doesn't fit here.

Factors that mean you'll need it more often

Shade and trees. Homes surrounded by oaks or pines, or with heavily shaded north-facing walls, grow algae fastest and often need attention twice a year.

Proximity to water or fields. Homes near bayous, ponds, or open land pick up more organic growth and dust.

Light-colored surfaces. White and light siding, and light concrete, show mildew streaks much sooner than darker colors, even if the actual buildup is the same.

Roof and gutter runoff. Algae streaks that start on the roof wash down onto siding, so a roof problem becomes a whole-house problem if ignored.

Signs it's already time

You don't have to track dates, your house will tell you. Watch for green or black streaks creeping across siding; a driveway noticeably darker than it used to be; slippery, discolored walkways; dark streaks running down from the roof; a filmy, dull look to the whole exterior; or that moment a freshly cleaned neighbor's house makes yours look tired. Any one of those means it's time.

The best times of year to schedule

Two windows work especially well here. Late spring, after the heavy pollen has fallen, resets everything for summer. And fall, heading into the holidays, gets the house and driveway looking their best for guests and cooler-weather curb appeal. That said, we work year-round, and the honest best time is simply whenever the buildup shows.
